Our residential property team deals with all areas of residential conveyancing including but not limited to sales, purchases, and re-mortgages, to Freehold and Leasehold houses and flats, new build properties, shared ownership, right to buy purchases and transfer of equity.

Our fixed fees for typical transactions, together with the likely disbursements are set out below.  In addition we have included a link to a stamp duty calculator and link for land registry fees.  Unlike many firms we do not add on supplemental charges.  Please remember that we will always provide you with a written estimate once you provide us with full details.

The above fees cover our legal work for the transaction and assume that:-

  • This is standard transaction and that no unforeseen matter arise (e.g. defect in title which requires remedying or the preparation of additional documents.

  • This is the assignment of an existing lease and is not the grant of a new lease

  • The transaction is concluded in a timely manner and no unforeseen complication arise

 

Disbursements – costs payable to third parties which are necessary for the transaction:

 

SALE:

  • ID check (Thirdfort) - £14.50 plus VAT

  • International ID check (Thirdfort) - £12.65 plus VAT

  • Land Registry fees for copy documents £3 plus VAT per document

  • Docu-sign Protocol Forms £10

  • Bank transfer fee (repaying mortgage; sending proceeds to you) £24 plus VAT per transfer

  • Management Company fees for leasehold sale pack – check with Management Company

  • Freeholder fees for leasehold sale pack – check with Freeholder/Agent

  • Any other disbursements that arise – we will confirm with you prior to agreeing these

 

 

PURCHASE:

  • Searches – estimated at £220 for basic search pack

  • Any additional searches required – we will confirm with you prior to ordering these

  • ID check (Thirdfort) - £14.50 plus VAT

  • International ID check (Thirdfort) - £12.65 plus VAT

  • Source of funds check (Gift) £12.75 plus VAT

  • Land Registry fees for copy documents £3 plus VAT per document

  • Land Registry searches £2/£3 per search

  • SDLT and HMLR submission £15

  • Land Registry registration fee between £20 - £1,105 depending on purchase price HM Land Registry: Registration Services fees 

  • Bank transfer fee (sending funds to seller’s solicitor) £24 plus VAT per transfer

  • Bank account check - £12.50 plus VAT

  • Management Company fees for post completion work– check with Management Company

  • Freeholder fees for post completion work – check with Freeholder/Agent

  • Stamp Duty - varies Stamp Duty Land Tax Calculator / What type of purchase is it? 

  • Please note: 

       **Stamp Duty Changes – 1 April 2025**

At present stamp duty is only payable on replacement homes valued over £250,000, or first time buyer homes          valued over £425,000.  Second homes and company purchases are subject to different rates.

From 1 April 2025 stamp duty will be payable on replacement homes over £125,000, and first time buyer homes over £300,000, which means your stamp duty liability may increase after this date, depending on the purchase price of your home - stamp duty is assessed on the day of completion.   Again, second homes and company purchases are subject to different rates. Whilst we will do our best to complete your purchase by 31 March 2025 if we are instructed in good time, we cannot guarantee any completion dates, and you should be aware of this when budgeting for stamp duty liability.  You can check Stamp Duty rates at Stamp Duty Land Tax Calculator

Auction:

To prepare an auction pack (sale) or review an auction pack (purchase) we require £95 plus VAT payable in advance and these fees will be deducted from our standard fees if the sale/bid is successful and we are instructed to complete the sale/purchase.

How long will my house purchase take?

We endeavour to meet all our client’s expectations. How long will it take from your offer being accepted until you move into your house will depend on a number of factors.

 

The average legal process is calculated from when we receive contract papers from the seller’s solicitor:

  • Freehold property with no issues : 4-6 weeks

  • Leasehold property with no issues : 8-10 weeks

 

It can be quicker or slower depending on the parties in the chain.
