We offer a full range of property services to individual and business clients. Our fees for both the conveyancing transaction and any property litigation are competitive and we will provide a fixed fee quote once we have discussed your property needs.

OUR PROCESS
SALE
-
We will request your ID and proof of address
-
We will ask you to complete initial ‘Protocol’ forms giving information about the property
-
We will ask for details of your current mortgage (if any) and will request an interim redemption statement from the Lender

We will need a re-sale pack from the management company/freeholder if the property is leasehold
-
We will issue contracts to the buyer’s conveyancer
-
The buyer’s conveyancer will raise enquiries and we will liaise with you to reply to these and also with the freeholder/management company if leasehold

The buyer’s conveyancer will provide a draft Transfer deed for approval
-
We will send you Contract and Transfer deed in the post for signing and return

Once the buyer’s conveyancer is happy with replies and has their funding and searches we can discuss dates for completion

EXCHANGE: Once a completion date is agreed we can exchange contracts making the sale legally binding on the completion date agreed

COMPLETION is usually one week after exchange of contracts
PURCHASE

We will request your ID and proof of address

We will ask you how you are funding the purchase and will request source of funds information if you are paying cash towards the purchase

We will ask you to let us have search fees on account so that we can order searches once the contract pack is issued by the seller’s conveyancer

We will receive contracts from the seller’s conveyancer

We will order searches, raise enquiries and report to you on the property. At this point we will also send you Contract and Transfer for signing and return

If you are getting a mortgage we will report to you on the mortgage offer when it is received, with documents for signing and return

We will report to you on searches as they come back

We will report to you on replies to enquiries we have raised and any that you have raised via us with the seller’s conveyancer

Once we are happy with replies to enquiries and we have funding in place and searches results we can discuss dates for completion

EXCHANGE: Once a completion date is agreed we can exchange contracts making the purchase legally binding on the completion date agreed

COMPLETION is usually one week after exchange of contracts

**Stamp Duty Changes – 1 April 2025**

At present stamp duty is only payable on replacement homes valued over £250,000, or first time buyer homes valued over £425,000. Second homes and company purchases are subject to different rates.

From 1 April 2025 stamp duty will be payable on replacement homes over £125,000, and first time buyer homes over £300,000, which means your stamp duty liability may increase after this date, depending on the purchase price of your home - stamp duty is assessed on the day of completion. Again, second homes and company purchases are subject to different rates.

Whilst we will do our best to complete your purchase by 31 March 2025 if we are instructed in good time, we cannot guarantee any completion dates, and you should be aware of this when budgeting for stamp duty liability. You can check Stamp Duty rates at Stamp Duty Land Tax Calculator
